We paint building exteriors in Spartanburg and the surrounding area: siding, soffit, gutters, trim and doors, whole exteriors or the elevations that have weathered worst. Refreshing what is there, or changing it completely.
An exterior repaint is mostly preparation. Paint applied over a surface that is dirty, chalking or unsound will lift again regardless of what it cost, so the sequence below is where the time goes and where the difference shows up two years later.
What we do before we paint
- Power wash the surfaces and treat them with TSP, so the new coat has something clean to bond to.
- Scrape back everything loose, and sand where it needs it.
- Prime and caulk exposed wood, the step that keeps water out, and an easy one to skip.
- Mask off everything not being painted with plastic, so there is no overspray where it does not belong.
Then we paint, by sprayer, brush or roller as the surface requires, allowing proper drying time between coats so the final coat is uniform. Afterwards we clean up and leave the property as we found it. A good paint job on a house left in a mess is only half a job.

What the climate does to an exterior
Upstate South Carolina is hard on a south-facing wall in a way that is different from the north. Long hot summers and strong sun break down a coating from above, while humidity keeps surfaces damp for longer after rain and gives mildew somewhere to live. The failures show up as chalking and fading on the sunny elevations, and as darkening in the shaded, sheltered corners.
That is why washing and treating the surface is not a formality. A coat applied over mildew or chalk is bonding to the problem rather than to the building.
The usable season is longer here than it is in the north, which helps. The constraint is more often afternoon storms and humidity than it is cold, so drying time between coats is the thing that moves a schedule.

You do not always need the whole building. Where one or two elevations have taken the weather and the rest is sound, painting those is a legitimate job rather than a compromise, and we will say so if that is what the building needs.

Building size, how much of it is being painted, the condition of the existing coating, how much repair the timber needs, and access. Two houses of the same square footage can be very different jobs once you are up a ladder looking at them, which is why we come out rather than quote blind.
