Impact Painting of South Bend paints houses and commercial premises across South Bend and the communities around it. We are a family-owned company, this area has its own crew rather than a team sent in for the week, and every estimate is free.
Residential and commercial painting in South Bend
Most of what we do here is houses people are living in: a room, a floor, a whole interior, or an exterior that has gone chalky on the south and west elevations while the north side still looks fine. Occupied homes set the rules for the job, and we work around them rather than asking you to move out.
We also do commercial painting in South Bend: offices, units, and metal buildings that have to keep operating while we are in them. Commercial work is mostly a scheduling problem rather than a painting one, so it gets planned around your hours, not ours.
Exteriors, and what northern Indiana does to them
Paint here does not fail from sunlight alone. It fails from water getting behind it and then freezing. A South Bend winter runs through that cycle again and again, and every time it does, moisture trapped under a coat expands and lifts it a fraction further off the wood. That is why a repaint on a house here starts peeling at the seams, under the sills and along the bottom edge of the siding rather than in the middle of a board.
So an exterior job in South Bend is mostly preparation. Power washing, treating the surface with TSP, scraping back everything that is no longer bonded, and priming and caulking exposed wood so that water has nowhere to sit. Skip that and the new coat inherits the old one’s problems, usually within two winters. Add the summer humidity coming off the lake and the drying time between steps matters as much as the steps do, which is one of the reasons an exterior is not a job to rush at the end of the season.
Decks take the same weather and lose it faster, because they take it flat and hold standing water. Deck painting and staining starts with washing and then actually letting the boards dry, which is the step that decides whether the finish soaks in or sits on top and flakes off next spring.
Interiors, cabinets and the winter half of the year
The exterior season here is short, which makes the cold months the right time for everything indoors. Interior painting starts before the paint does: furniture moved clear and covered with plastic sheeting, flooring protected, and the walls inspected. Patches get sanded and primed rather than painted straight over, because a repair that was only painted over shows up the first time low winter light comes across the wall.
Cabinet refinishing is the other winter job, and the one that changes a kitchen most for what it costs. Doors and drawer fronts come off, get carefully prepared, and are sprayed in a controlled setting before they go back on. That is the whole difference between a kitchen that reads as factory-finished and one that reads as painted: nobody can brush a cabinet door on its hinges and get a surface without marks in it.
The towns we cover from here
South Bend, Mishawaka, Granger, Osceola and Roseland. Our recent work in this area includes cabinets in Mishawaka and South Bend, an interior stairwell and a commercial metal building in Granger, and a cedar-sided exterior over in Elkhart, so that list is a description of where the trucks actually go rather than a list of places we would like to rank for.
If you are somewhere between those and not sure, ask. It is a two-minute call and the answer is usually yes. There is more on the crew working this area, and the jobs we have finished around South Bend if you would rather look than read.
How an estimate works in South Bend
Call (269) 845-1648 or send the form below. Somebody from this area comes out, walks the job with you, and talks through what it needs and what it does not. You get a number afterwards, in writing, before anything is scheduled. It is free and it commits you to nothing.
If you would rather not book a visit yet, the estimate form takes up to five photographs. A picture of the elevation or the cabinets you are worried about tells us more in one message than a long phone call does, and we can tell you what the job involves before anybody arranges a time to be at your house.
We use Sherwin-Williams products. If we think something should be dealt with before painting, you will hear it at the estimate rather than halfway through.
