Siding, soffit, gutters, trim, doors, garages and commercial frontages: whole exteriors, or the elevations that have gone first while the rest is still sound.

An exterior repaint is mostly a preparation job. Paint applied over a dirty or unsound surface lifts again within a season or two whatever it cost, so the order of work matters more than the brand on the tin. We use Sherwin-Williams products.

The order of work

  • Power wash and treat with TSP, so the new coat has something clean to bond to.
  • Mask off everything that is not being painted with plastic, so there is no overspray where it does not belong.
  • Scrape back loose paint, and sand where sanding is what the surface needs.
  • Prime and caulk exposed wood. This is the step that keeps water out and the one most often skipped.
  • Paint: sprayer, brush or roller depending on the surface, with proper drying time between coats so the final coat is uniform.

Then we clean up and leave the property as we found it, and walk it with you. Anything you are not happy with, we put right.

What affects the price

Size, how much of the building is being painted, the condition of the existing surfaces, how much scraping and timber repair is needed, and access. A two-story house with sound siding and a bungalow with failing paint on every elevation are different jobs at the same square footage, which is why we would rather come and look than put a number on it over the phone.

Common questions

When is the best time to paint an exterior?

Exterior work needs dry surfaces and temperatures the paint is rated for, which in practice means the stretch of the year when it is warm enough and settled enough for coats to dry properly between them. Late spring through early autumn is the usual window in the areas we work in. We will tell you if the weather is wrong for the job rather than paint into it.

How do you prepare exterior surfaces?

Loose paint is scraped back, exposed wood is primed and caulked, and anything not being painted is masked off. Surfaces are washed and treated with TSP first so the new paint has something clean to bond to. Most of what makes an exterior last happens before the first coat.

Do you power wash before painting?

Yes. We power wash and treat exterior surfaces with TSP as part of the preparation. Chalked, dirty or mildewed siding will not hold a coat, and washing is the step that decides whether the rest of the work is worth doing.

How long does exterior paint last?

That depends on the surface, how much sun and weather the elevation takes, and how well it was prepared. A south or west face and a shaded north face on the same house rarely wear at the same rate. We are not going to publish a number we cannot stand behind for your house, but we will tell you at the estimate what condition the existing paint is in and what we expect from the work.

What affects exterior painting cost?

The size and height of the elevations, the surface being painted, how much of the existing paint is failing, and how much scraping, priming and caulking that means. Two houses of the same size can be very different jobs once you are up a ladder looking at them, which is why the estimate is done in person.
