Impact Painting is a family-owned company, and Edwardsburg has its own crew working across southwest Michigan: Cassopolis, Niles, Dowagiac, and over the state line into Granger and Elkhart.

Most contractors around here pick a side of the state line and stay on it. We did not, and the reason is simply that the towns on both sides of it are twenty minutes apart. It means a Michigan homeowner is not waiting on a crew coming up from Indianapolis, and an Indiana homeowner near the line is not being told they are outside the area for the sake of a boundary that nobody who lives here thinks about.

What an estimate involves

Someone comes and looks at the work. Not a form, not a square-footage calculation over the phone: a visit, because the condition of what is already there decides most of the price and it cannot be described accurately down a phone line.

You get a clear number afterwards, with what it covers. It is free and there is no obligation attached to it. If the property is seasonal and you are not local, say so when you get in touch: we can work around an empty house, and photographs of the rooms or the elevation will carry the conversation a long way before anyone has to drive anywhere.

On the job

Exteriors are washed and treated before anything is applied, loose paint scraped, exposed wood primed and caulked. Interiors get furniture moved and covered, floors protected, and walls repaired and primed before painting rather than painted over. Cabinet doors and drawer fronts are removed, carefully prepared, and sprayed in a controlled setting before being reinstalled.

We use Sherwin-Williams products, clean up after ourselves, and walk the finished work with you before we leave. On a lake or cottage property that walk matters more than usual, because a house you only see in summer is one where a missed detail can sit unnoticed until the following year.

It's a very large raised deck and from the beginning Luke was extremely responsive and answering any questions I had and prompt with the quote. His employee was fantastic as well. You could tell He took pride in what he did as he looked over things and made sure everything was just right. In one occasion it rained lightly, just enough to hinder the quality and they made sure to redo it so it was well done. Highly recommend.

Do you paint houses in Edwardsburg?

Yes. Edwardsburg is one of the areas we work from, and we cover Cassopolis, Niles and Dowagiac with it, as well as crossing the state line into Elkhart and Granger. If your town is not on that list it is worth asking, because those are where the work usually is rather than a boundary we defend.

Lake property weathers unevenly: an elevation that takes weather off the water can be in a different condition from the other three sides of the same house, so the price comes from what the surfaces are actually doing rather than from the square footage.
