Deck staining in Edwardsburg, Michigan

A stain or a paint is a finish, not a repair. It will not stiffen a springy board, hold down a fastener that has worked loose, or stop rot that has already started. It will cover all three, which is worse, because it hides them until the next time somebody stands on that spot.

So before we quote we walk the deck: boards underfoot, the ledger where it meets the house, the posts at ground level, the rail joints. If something needs replacing you will hear it then, with a reason, and you can decide what to do about it.

Stain soaks in, shows the grain, and thins gradually where the traffic is. Paint sits on the surface, covers more, and gives a wider range of color. The difference that matters is how each one ends: a worn stain is recoated, while a failed paint film peels and has to be scraped back before anything else can happen.

A common answer is both, with stain on the deck boards where feet go and paint on the railings and risers where the color shows and nothing walks. We will say which we would use on your deck and why, and the choice stays yours.

Everything gets washed, and then it gets left. Timber that looks dry on top can still be wet a few millimeters in, and a coat applied over that can lift within a season, which is a common way a deck job goes wrong. The drying is not padding in the schedule; it is part of the work.

Siding, foundations and planting are masked before anything is applied. Then the coat goes on slowly and in full runs, because lap marks last exactly as long as the finish does.

Deck work here is warm-weather work. The surface needs to be dry through and temperatures need to hold while the finish cures, so the useful window is shorter than it is for interior work and shorter again than most people assume.

A horizontal surface takes more punishment than a wall: standing water, freeze and thaw, and full summer sun on the same boards. Expect a deck to want attention on a shorter cycle than a house exterior, and expect the boards to want it before the railings do.

Square footage, and then the railings. Spindles are slow and there are usually more of them than anyone expects. After that, the condition of the timber, how much washing and sanding it needs, and whether steps and the underside are included.

Stripping a failed paint film off deck boards is its own job, and a deck in that state costs more than a weathered but sound one of the same size.
