A self-storage facility: rows of metal units finished in red and white, with the roll-up doors recoated and the trim run picked out along the eave.

Metal is a different specification from a house and gets one. The primer depends on what the panel actually is: galvanized, previously coated or bare. Galvanized in particular will shed a coating that was never meant for it, usually in the first winter and usually in sheets.

Painting a site that stays open

A storage facility cannot close, and a tenant who cannot reach their unit on the day they need it is a complaint the operator hears rather than we do. So the work moves along the rows in sections, with the drive kept passable and the doors that are being coated flagged in advance.

Roll-up doors also have to be dry before they are operated. That is a scheduling constraint rather than a painting one, and it is the sort of thing worth agreeing at the estimate rather than discovering on a Friday afternoon.

What to expect if you want this

Tell us the hours the site is quiet and how much of it can be out of use at once. Commercial work is mostly a scheduling problem, and the estimate is built around your hours rather than ours.
